Shakespeare House
The Generator project was successfully handed over in September 2024. The project consists of 6 high end, modern, lettable areas together with communal spaces for office and meeting use. The building was taken from an old, dilapidated shell left from its previous tenants to a modern facility which wouldn’t look out of place with a Cambridge Station Road address. Partnering with 8build on a design and build basis CPS Building Services took an outline Stage 2 Hoare Lea Design and developed to a completed Stage 4 picking up client requirements. Given the low-level ceilings within the building all services have been left exposed leaving all parties impressed with the level of detail and quality to which CPS have undertaken the installation. Installation of ceilings within the space would have meant ceiling heights being less than 2.0mtrs which is not functional nor safe from a building control perspective.
Within the newly completed Generator project heating / cooling is provided by highly efficient air source heat pumps sited in a newly created plantroom on the ground floor. Each of the tenanted areas is served by a network of fan coil units. With flexibility in mind the layout of the installation has been prepared to allow partitioning up of future areas should the occupying tenant wish to do so. Each area has been supplied with an air handling unit for fresh air into the space and separately metered heating and cooling water services to condition the temperature within the space. The electrical power installations within each space are too separately metered back to the main BMS panel. This allows the landlord to individually allocate costs to tenants as they move in and use the building.
Speaking of the recently handed over project Group MEP Director for CPS David O’Leary said:
“With massive redevelopment plans for the area the Generator building will very shortly be joined with many facilities of a similar high-end nature. Some of the views of the floors with the sun shining in show what a fresh and vibrant working space this will be for whoever moves in. Working with a client who has clear focus on what they want to achieve we hope the Generator project sits well within the existing Brydell portfolio of buildings”.
We hope Generator is the first of many projects CPS completes in the surround space being redeveloped at this time.
